What this site is not

Every record here was read from a county clerk's site or a federal feed on the date shown. It can be out of date by the time you read it. Owners redeem, counties cancel, judges reschedule. The county's page is the record. Ours is a copy with a timestamp.

The assessed value is the county property appraiser's number for tax purposes, and it is often well below what a house would sell for. The final judgment is what a lender is owed. Area rent and home value come from Zillow and describe a ZIP code. None of these is what this house is worth, and nobody has been inside it.

The score and the memo are generated from the record and area data. They say what the numbers say and what they do not know. They never say buy. Whether to bid, and how much, is a decision for you and the professionals you hire.

The plain-words description of how a sale works summarises Florida Statutes chapters 197 and 45 as of the date on this page. Statutes change and counties have their own rules. A lawyer reads them for you. We do not.

GovDeed is software and data. It is not a real estate brokerage, a lender or a law firm, and nobody here acts as your agent.
